What do the businesses, Vallarta Express, El Paisa, and Board & Brew all have in common? All three of these businesses beat out national, name-brand tenants for signalized corner locations in Pacific Beach. Local businesses are willing to pay rent and ask for less tenant improvement allowances from landlords than national name-brand tenants.
The 2,006 square foot drive through building located at 1375 Garnet Avenue in Pacific Beach was previously occupied by Carl’s Jr. The restaurant building was replaced by the Mexican Eatery, Vallarta Express.
Carl’s Jr. was one of the leading candidates to occupy the vacant 980 Grand Avenue, which was originally built as El Pollo Loco in 1990, and previously occupied by Alberto’s Mexican Food. However, the 1,932 square foot space was recently leased to the Mexican grill, El Paisa. The space was leased for $5.18 per square foot, essentially $10,000 per month NNN.
Another prime restaurant space, located at 4516 Mission Boulevard was previously occupied by Fatburger. The commercial space was leased to the Board and Brew, a local surf-themed restaurant chain which serves sandwiches and possibly craft beers (if they can obtain an ABC license). The commercial property is situated on the busy corner of Garnet Avenue and Mission Boulevard.
